What is required to make student houses HMO compliant properties in Bath and Bristol?

To create HMO Compliant Properties, landlords must secure the appropriate licence from Bath North East Somerset Council or Bristol City Council, ensure all bedrooms meet statutory minimum sizes, install mains powered interlinked fire alarms and FD30 fire doors, provide valid electrical and gas safety certificates, and supply sufficient bathroom and kitchen amenities. At Warman's Property & Garden Maintenance, we carry out complete property evaluations and perform all physical remedial works required.

How often do student HMO properties need safety inspections?

Electrical Installation Condition Reports must be renewed every five years by a qualified electrician, with any identified C1 or C2 defects rectified promptly. Gas safety checks must occur annually. Emergency lighting and interlinked fire alarms require routine testing and periodic professional servicing.

Why are fire doors so important in student accommodation?

Student houses carry unique safety considerations due to multiple independent households living under one roof. Local councils mandate FD30 fire doors with self closers and intumescent seals on all habitated rooms opening onto escape routes. These doors resist heat and smoke for thirty minutes, offering vital time for safe evacuation.

Can Warman's Property & Garden Maintenance handle changeover refurbishments between academic years?

Yes. We specialize in rapid, high quality property turnarounds during the summer student changeover window. Our team coordinates carpentry, decorating, structural adjustments, and outdoor clearance simultaneously so your student house is fully compliant and ready for new tenants before term starts.
